The engine compartment oxidation looks be fairly normal for a 40+ year old car that's spent its life in the high ozone environment of "inland" SoCal. That would happen regardless of mileage. Its also spent a lot of time in the sun as evidenced by the fading on the cargo belts and the seat vinyl.

The mileage doesn't matter at this point. Condition is everything.
